Cheap Home Makeover Makes For a Faster Sale

By Irish E Danner

Selling your home is one of the most stressful events you can live through. The joy of life in a fish bowl soon drains away. And the longer the process drags on the longer you have to deal with the problem of keeping your house spotless and ready to show at a moment's notice.

A thorough home makeover can help move the process along. Giving you a proven way to woo would be buyers on first sight. That would be from the curb. And continue to draw them in as they tour your house. Creating the impression yours is the most maintenance free situation they can possibly imagine moving into.

Yet getting that curb appeal doesn't have to cost an arm and a leg. In fact anyone who can beg, borrow or steal a thousand dollars is well on their way to creating a curb appealing house. That will easily stand out from the uninformed or less motivated competition.

That's correct. A mere handful of dollars targeted where it will do the most good along with a willingness to get things Q-tip clean is possible and is what you're aiming for. In other words you want to leave your home cleaner than you could ever imagine it being. All to amp up a buyer's latent desire to move in.

The areas to focus on should be obvious. They include the front door entrance combined with tending to any issues in the two most important rooms: the kitchen and any bathrooms.

Not to mention any glaring flaw that is an instant turn off must be resolved, replaced or removed. Be that a bright red stain on beige carpet. Or a driveway with a huge crack in it. You want to remove the obvious warts because buyers see those as headaches you're leaving behind for them to take care of.

So take a good hard look at the front entrance. Does is invite with a "Welcome. Come on in?" look? If not that's an image easily created by a shiny, new, brass mailbox, freshly painted front door, new door hardware and shrubbery that is nicely trimmed and framed by plantings appropriate for the season.

Considering your bathroom next, what kind of statement does the vanity make? Especially the side facing the commode? What else is there about the bath that could be a potential deal killer? Whatever it is, cover, replace or fix it right away.

How are the kitchen appliances? Consider replacing the oldest among them. Especially if it sports a name badge of a manufacturer that went out of business decades ago.

Overall you want to de-clutter and deep clean well before the For Sale sign hits your front yard. Using a brand new house as your bench mark. Because your house may well be compared to one and needs to measure up.

Anyone looking to speed up the sale would be wise to heed any of this advice. Because nothing impresses like a clean, spotless, freshly painted house. You're telegraphing it's been well maintained and is in move in ready condition. Which is the best way to sweep buyers off their feet. And the more of those you so sweep the sooner you'll find yourself in the former owner category. - 30229
