When putting your home up for sale you want to do everything you can to bring about a fast sale. Because the process is inherently stress packed. Which is why it's often referred to as life in a fish bowl. Putting you and your home on display at a moments notice. Which frankly few find to be fun.

One way to keep time spent in that state of stress to a minimum is with a serious home makeover. Not only that, it's a great way to create a wow would be buyers. You see, you want to lure them in and visually persuade them this is the best house for them. That process all starts with curb appeal and is reinforced with the presentation of you home as a low maintenance alternative. That has move in ready written all over it.

Yet getting that curb appeal doesn't have to cost an arm and a leg. In fact anyone who can beg, borrow or steal a thousand dollars is well on their way to creating a curb appealing house. That will easily stand out from the uninformed or less motivated competition.

That's right. A few bucks combined with ample elbow grease can spiff up your house better than you might think possible. And yes, it does need to be clean beyond anything you might imagine to successfully lure in your replacement owner sooner rather than later.

Where to start? The areas to focus your attention on should be obvious. But just in case they're not let me spell them out for you. That would be the front entrance as seen from the curb, your kitchen and the bath.

Then too elimination of anything, and I do mean anything, that might induce an "Oh yuck, look at THAT" outcry is vital. It's surprising what can turn off buyers. An unsightly oil slick on the drive or set in stain in the carpet that greets visitors as they walk in is not the best way to create a move in ready impression. And is likely to kill the deal besides.

So take a good hard look at the front entrance. Does is invite with a "Welcome. Come on in?" look? If not that's an image easily created by a shiny, new, brass mailbox, freshly painted front door, new door hardware and shrubbery that is nicely trimmed and framed by plantings appropriate for the season.

Considering your bathroom next, what kind of statement does the vanity make? Especially the side facing the commode? What else is there about the bath that could be a potential deal killer? Whatever it is, cover, replace or fix it right away.

How do the kitchen appliances look? No I mean really. If any are the least bit iffy think hard about a replacement. You can get name brands at local appliance outlet stores for less than you'd imagine. And even one new appliance can make your kitchen stand out and be remembered.

Before the listing hits the MLS, you want to get the deep cleaning and de-cluttering out of the way. It can't hurt to visit a model home to see what you're up against since that might be a good standard to compare to. Because you can bet some buyers will be doing just that. Comparing your house to a new build.

Anyone looking to speed up the sale would be wise to heed any of this advice. Because nothing impresses like a clean, spotless, freshly painted house. You're telegraphing it's been well maintained and is in move in ready condition. Which is the best way to sweep buyers off their feet. And the more of those you so sweep the sooner you'll find yourself in the former owner category. - 30229
